  Luxury Homes - A luxury home or luxury real estate is generally defined as a property priced within the top 5-10% of a given real estate market. In most markets that is a home of value of more than one million dollars ($2-3 million in a few select markets) and/or a home that may have a unique quality or distinct feature that makes it stand out in the luxury home and luxury real estate marketing arena.

  Luxury Condos - Building or complex that offers all the luxury amenities and are priced within the top 5-10% of a given real estate market, similar to a single level apartments, owned by individuals with Common grounds owned and shared jointly.

  Single Family Homes - A single family residence, or single family home, is the easiest to define is a Single family residences are detached homes, usually with both a front and back yard, driveway, and attached carport or garage.

  Condos - Building or complex, similar to a single level apartments, owned by individuals with Common grounds owned and shared jointly.

  Townhouse- Multi Level Unit attached with other similar buildings owned by individuals with Common grounds owned and shared jointly.

  Duplex - Two units with one shared wall.

  Apartment Buildings (5 units & up) - Homes/buildings with 5 units and over are considered as commercial property for rental income.

  Apartments - An individual unit in a multi-unit building. The boundaries of the apartment are generally defined by a perimeter of locked or lockable doors. Often seen in multi-story apartment buildings.

  Commercial Properties - Real estate that includes income-producing property, such as office buildings, restaurants, shopping centers, hotels, industrial parks, warehouses, and factories. Commercial property usually must be zoned for business purposes. It is possible to invest in commercial property directly, or through Real Estate Investment Trusts or Real Estate Limited Partnerships. Investors receive income from rents and capital appreciation if the property is sold at a profit. Investing in commercial property also entails large risks, such as nonpayment of rent by tenants or a decline in property values because of overbuilding or low demand.

  Pre-Foreclosure / Short Sale - Short Sale is a Real Estate Sales Transaction where the proceeds of the sale fall short of the property owner's outstanding real estate debt obligations. In a Short Sale the lender issues an approval to sell the property for less than is owed on the mortgage(s). The lender may agree to accept less than a full payment in order to get the property sold and avoid foreclosure, usually forgiving the difference if the seller can prove a true financial hardship or must relocate and a short sale is the only way to get the property sold.

  Foreclosure Homes - Foreclosure homes or REO homes, are properties that are possess by banks. This generally occurs after a borrower defaults on a home loan, causing the lender to buy back the property at foreclosure auctions. Buying REO homes is a fantastic way to get bargains on rental properties or a new homes.
